The Challenge

A neglected Class-B office facility faced significant hurdles, including outdated mechanical systems and inefficient layouts. These physical limitations, combined with years of deferred maintenance, made the property uncompetitive in a high-demand tech market.

The Execution

We launched a targeted revitalization strategy that prioritized structural versatility and high-efficiency HVAC upgrades. To safeguard the schedule, I proactively managed the supply chain by securing critical mechanical components and structural steel six months before breaking ground.

The Outcome

The project successfully transitioned the building to a LEED Gold Class-A asset. By securing a full-building tenant before construction concluded, we realized a 220 bps yield increase and revitalized the property’s market value.
